- Legally valid passport (with a valid Japanese residence visa or Japanese permanent residency)
- Fixed address in Japan (necessary to issue a local residence certificate)
- Funds for purchasing a property (If you require a loan, you must have stable employment income in Japan. Additionally, most banks offering loans require permanent residency.)
For foreigners residing in other countries:
- Legal residence address in your home country (requires proof such as government-issued documents or notarized certificates, with a Japanese translation)
- Representative for signing contracts (The buying and selling process is relatively long. Generally, it is not feasible for foreigners to handle the entire process in Japan, so appointing a representative is more practical.)
- Tax representative (Japan imposes acquisition taxes on land and property and requires payment of annual asset taxes. The representative assumes responsibility for these tax payments.)
- Full funds for purchasing a property (Loans are almost impossible)
